In 1946, Breuer tried to convince Edgar Kaufmann, Jr. to invest in an apartment house to be located on the East River, on Sutton Place between 54th and 55th Streets in Manhattan. The U-shaped apartment house with arms of uneven length surrounded a landscaped court and incorporated recreational facilities, including a swimming pool and rooftop tennis courts. The building straddled East River Drive, resting on a stone wall at the river's edge and pilotis. Stairs led from the courtyard to a boat dock on the river. Like many of Breuer's earlier apartment house designs, this building employed a skip-stop circulation system, with corridors every third floor allowing access to apartments above and below. After careful consideration, Kaufmann declined to invest, stating that the project was better suited for insurance companies, banks or real estate developers.
