Little is known about this proposed office building for Commercial Leaseholds, Ltd., a Canadian company that billed themselves as engineers, designers and contractors who offered industrial buildings for lease. Breuer designed the two-storey building in 1955, but it is unclear whether it was ever built. The upper floor was supported by a smaller pedestal containing the lobby and two garages along with a grid of thin columns and a few planes of brick. A trademark Breuer staircase in which precast concrete treads seemed to float in a frame of galvanized, welded steel provided exterior access to the office space on the upper floor. A horizontal bank of windows extending nearly the whole length of the building provided the office spaces with ample daylight. The presentation drawings allowed for a future warehouse space at right angles to the office building.
