Anticipating the pressing need for post-war housing, Bert Geller, who eventually commissioned two houses from Breuer, expressed interest in building a small suburban apartment house. Breuer provided rentability studies for a building with 18 two-bedroom and 27 one-bedroom apartments with garages, back and side yards. Breuer stated: "The maximum number of apartments one should plan on is probably 45, though the code would permit 56" because that number "would still allow nice green areas between the wings, good winter sun for living and bed-rooms and privacy for the windows." Breuer estimated a necessary investment of $336,000. Despite his detailed studies, the scheme never went further than the planning stages.
